Usually purchasing using either a deed/mortgage or a contract for deed, owner financing works just like buying a home thru a bank but typically at a higher interest rate (8-10%) and usually a large down payment (10%-20%). Payments are made monthly to the owner/manager until you sell and/or payoff the balance.
A large down payment is the biggest piece, but we will also have an application process that requires a background check and verification of income. We just want to be sure you have the ability to afford the monthly payments. We do not check credit, although foreclosures/evictions/bankruptcy can and will show on the background check. If you have one of these things it does not prevent you from being approved.
No problem, we will buy the house for you. The seller will get a lump sum and we will finance the house to you!
